    Needs Analysis

    First things first, let’s meet to discuss what your needs are in your home sale. In this meeting we will gather critical information from you regarding your needs in the transaction such as timeline, desired price point and any conditions we need to be aware of. We’ll also be setting a time to sign the listing agreement so we can be ready to move forward on getting your home on the market.

    Pre-Listing

    Let’s take an overall look at the condition of your property to determine any areas that need sprucing up without costing you a fortune.The condition of a home is a major factor in a buyer’s decision to purchase, so preparing it to make a great impression is critical before it hits the market. We have prepared a comprehensive pre-listing checklist for you to use as you give your home a little TLC before the big day. This list includes exterior tips to give your home curb appeal as well as interior tips like shampooing carpet, touching up paint, etc.

    Marketing Your Property

    As soon as your home hits the market, our team will utilize a variety of marketing techniques to ensure it gets maximum exposure and sells for top dollar. We won’t just post your home to the MLS and hope for the best. We hire professional photographers to shoot beautiful, high quality photos of your property to be used on the MLS, marketing flyers, virtual tours and social media.     Showing Your Home

    After all that hard work preparing your home for listing, it’s time to show it off! We’ll schedule showings and possibly an open house if needed.     Under Contract

    Once we’ve accepted an offer on your property, inspections and an appraisal will be ordered. We will then negotiate and complete any repairs the buyers request and move through any contingencies that remain.

    Closing

    You’re nearly there! Once the buyers have done a final walk through, it will be time to schedule a date with the title company to sign all the closing documents. We will be present at the closing and make sure everything goes smooth and then you’re done!
