    Eads & Hickory Withe

Hickory Withe is about 15 miles west of Somerville. A withe is defined as a flexible twig or branch and it is because of the large number of hickory trees that were in this locality that the place was named Hickory Withe. The nearby town of Arlington in Shelby County always has had a close association with Hickory Withe because of its location and the railroad depot in Arlington came to be known as Withe Depot due to its being the chief shipping point for the village of Hickory Withe in Fayette County.

Eads is an unincorporated community in Shelby County, Tennessee, United States named after Civil War engineer James Buchanan Eads. Some of Eads (and some surrounding areas) have been annexed by the city of Memphis. Some of its area is currently still unincorporated. Team Leader | Broker - #0555728

                      Meet Monica

Monica is originally from Louisiana where she grew up on a small horse
ranch. Once she moved to Texas, Monica entered a career on the civilian side of
law enforcement as well as horse-training. Very early on, Monica began to
understand her true passion was helping others. This fueled a deep interest in the
real estate industry. In 2006, Monica began her real estate career. While building
her business, she continued her education and gained her Texas real estate broker’s
license in 2014. Monica was continually recognized in the top 5% of a national
brokerage before venturing out and opening her own brokerage in 2016.

Monica owns and operates Wofford Realty with a hand-picked group of elite
agents who offer residential, commercial and ranch real estate services. Monica
says that her favorite part of her job is handing over the keys; whether to a
home-owner, business-owner or rancher, knowing that she has just been a part of a
perfect matchup. She treats her clients as family and works hard to direct them
through every step of the process. With her, you will always know that you are part
of a team that cares about you and your needs

Monica resides in North Richland Hills and is blessed with two amazing
children. Her daughter attends Texas A&M University and son attends Richland High
School where she often volunteers her time. Monica’s home is always full of pets,
                      friends and laughter.

                      Final Walk Through

Before closing, we will conduct a final walk through of the home. This is the final opportunity to ensure that all negotiated repairs have been completed, and that the home is in the same (or better) condition as when the original offer was made. Depending on your contract, you may sign a formal contract addendum confirming that the walk-through is complete, and the condition of the home is satisfactory.

                      HOW HOMES SELL

                      UNDERSTANDING HOW BUYERS EVALUATE HOMES

The marketing I will do to promote your home has only one purpose – to increase awareness among potential buyers leading to in-person showings. Once buyers reach your front door, the job of marketing is over. Your home must now compete with other homes in two areas; features and price. If your home has more features that appeal to buyers – or your home is priced lower than comparable homes – your home will stand out as the better value. Conversely, if your home lacks the features potential buyers desire, your only option is to compete on price. To be effective, your home should stand out as one of the top two to three best values in your immediate marketplace.
